The complete M&E fitout of a new property sales office for the client. This is within a large new residential development of luxury apartments directly backing onto the River Thames.
It was essential to the client to very quickly transform the empty shell of concrete and glass into a stunning and comfortable fully-functional corporate facility for their staff and clients.

Working to clarify and conform with landlord requirements, BREEAM and ELA regulations.
Providing a design to achieve HVAC requirements using the central services provided by the landlord.
Designing effective HVAC and lighting to work with the open space and interior design, adequately controlling background lighting, temperature and fresh air levels.
Managing multiple trades in a very restricted space and tight program with high level working.
Working with long lead-ins for items of specialist plant equipment required.
Achieving handover against an immovable end date.
There was an extensive design phase to this project to fully ensure that the landlord’s requirements were fully understood and every detail was tied down as much as possible.
In particular we developed an intricate design of coordinated mechanical and electrical services in restricted ceiling voids and risers, working alongside the interior design team to optimize form and function. We also subtly used feature lighting to highlight architectural features.
Detailed project management was required to co-ordinate the Integra team of specialist operatives, we reaped the benefits of all M&E trades working together. Procurement was closely managed with all project equipment and materials stored off site and called off for just-in-time deliveries.
